There is an ongoing mixed-use regeneration plan for South Bermondsey to the west of the Trundley’s Road site.

Status: the outline planning application was granted planning permission in March 2012.

The plan includes a new Overground Station and high density mixed use development concentrated around The Den football stadium.

The building heights vary from 2 at the business hub next to the stadium to 26 storeys at Bolina North opposite the South Bermondsey Station entrance on the northernmost corner of the site. Most buildings step down towards the centre of the development to around 7 – 13 storeys.

The proposals consist of:

  • Up to 2500 residential units (150,000 – 200,000 sqm)
  • 50,000 – 100,000sqm of other uses: retail, cafes/restaurants, drinking establishments, hot food takeaways, business, hotel, community and leisure and entertainment
  • With an overall maximum GEA of 250,000sqm.

As part of the masterplan the Surrey Canal Road, leading on to Trundley’s Road, will be regenerated into a more pedestrian and cycle friendly environment. The images on the following page illustrate the massing, heights and vision of the proposals.
